In addition to creating a new option for house builders, operating the funded model has provided us with first-hand insights into holding and owning stock, which we have used to help us evolve our traditional managed PX service to the benefit of all our clients.

Chain Breaks

Sometimes a plot sale is stalled due to the chain being held up and this may affect a year end or half year. We are able to work alongside the housebuilder to offer on one of the elements of the chain to buy in that property which ensures the new plot is sold in the desired time period.

Bulk Stock Purchases

We understand that some housebuilders have certain assets they may wish to dispose of within a fixed timescale. We have executed a number of purchases of single plots up to entire sites based on the needs of the housebuilder.

Park Home Operators

We enable buyers to take up residence in their new park home with the minimum disruption. If a buyer has to sell their own home, we are there to purchase it at a fair price, in the timescale they require, enabling the park home operator to manage their cash flow and invest more into new plot sales.

Showhome leasebacks

Our showhome leaseback scheme is tailored to facilitate both individual and bulk show home purchases, offering flexibility in completing on one or multiple units.

We ensure a return to the house builder of the full market value of these units, determined based on their evidence of end resale value with support from RICs. This enables the house builder to re-utilize full market value funds through off-balance sheet purchases, with non-discounted purchase terms (excluding stamp duty payment and legal fees covered by the house builder).

Additionally, we offer a flexible lease period with rates based on the scheme duration, providing control over resale opportunities. Clients have the option to extend or reduce the lease period and can maximise returns as 50% of all gains above the purchase price after costs are taken by the house builder, while any losses against the purchase price are absorbed by the house builder.
