Why Part-Exchange?

Homebuyers benefit significantly from participating in a part exchange (PX) scheme. Not only does it offer certainty with fixed deals and no risk of renegotiation or chain complications, but it also provides flexibility in timescales, accommodating the customer’s moving needs. Additional conveniences such as a license to occupy contribute to a stress-free transition. Moreover, the absence of estate agent fees results in substantial cost savings, typically around 2% including VAT. Most importantly, PX enables buyers to secure the plot they desire, creating proceedable buyers and eliminating uncertainties associated with traditional property transactions.

How It Works

We know the process of buying a new home is often a stressful one, which is why we’ve made it our mission to make it as painless as possible. Our streamlined approach simplifies the transaction, offering convenience and peace of mind to homeowners looking to upgrade or downsize their properties without the hassle of a lengthy sale process:

Customer visits the housebuilder's new development

Customer will have a property of their own to sell

Housebuilder will discuss schemes and the potential for Part Exchange with the customer

If the customer is interested in the scheme, the housebuilder instructs SHP to provide an offer on the customer's property

How do we calculate our offer on a property?

1.  We instruct an Asset Manager to complete a Market Appraisal on the property. This includes:

  • Visiting agents’ images and views on the property

  • Market evidence of Sold and On Market properties

  • Any changes in market conditions

  • Local area analysis

2. We then calculate an achievable value for the property which is subject to a discount forming our offer for the property (offers are valid for a two week period and are subject to a survey)

3. The offer is also sent to the housebuilder so they can then see what they need to contribute to the deal to make it viable for the vendor (normally in the form of a ‘top up’ or plot discount)

4. The housebuilder presents the offer to the customer (with the housebuilder elements all included) and the customer decides if they wish to proceed

5. On agreement, Secure Home Purchase are instructed by the housebuilder and start legal proceedings for purchase. Survey instructed, solicitors instructed, searches ordered, marketing agents instructed (we start marketing the property for our own re-sale at this point in time)

6. Secure Home Purchase then proceed throughout the legal purchase process updating the housebuilder of progress (this is to be in line with their Plot purchase timescales to the buyer, typically we need two weeks’ notice to purchase)

7. As soon as possible SHP move to Exchange (housebuilder will send to our solicitors any top up needed for the deal) and onto Completion in line with required date for the plot purchase. (we can operate with two weeks to around six months lead times

8. The customer can also have a Licence to Occupy the property for up to two weeks after completion to make moving easier and also to minimise stress and hassle for them.
